The 6644 Building
- Built in 1997
- Lot Size: 7,573 Sq. Ft.
- 3 Stories of 2,500 sq. ft. on each floor, totaling 7,500 sq. ft.
- 7 Parking spaces at the back of the building
- Approximately 1 ½ block from DC Campus
- Takes about 4 minutes by walking
Why the Purchase?
- The DC campus has outgrown the spaces at 101 Vista Grande.
- Under COVID-19, Woodrow Wilson School may not continue to rent us the classrooms we need.
- Even if they do continue to rent the classrooms to us, a high cost is expected when COVID-19 is not 100% gone because of higher level of sanitizing after our use.
- Rent savings of about $2,000 per month if not renting the classrooms from the school
- Great location - Only 1 ½ block from 101 Vista Grande
The Purchase
- Original asking price: $4 Million
- 2/10 Building was under contract with another buyer when we decided to make an offer
- 4/9 Buyer fell through on his loan
- 7/5 Session approved to submit an offer
- 7/28 Seller accepted our final offer of $3.6 Mil with $1.9 Mil down payment. Seller is carrying $1.7 Mil.
- 9/10 All contingencies cleared
- 9/30 Close of escrow
God’s Work Manifested in the Purchase
- God knows the future and our needs
- School may not continue to rent the classrooms because of COVID-19 or at a higher cost due to higher level of sanitizing
- We need the space

- God’s Timing was perfect

- COVID-19 drew the price down to a level that we have enough to down-pay before fundraising

- ADA requirements satisfied by adding an elevator
- All contingencies were cleared in shorter time than we anticipated, 30 days + 2 weeks ext.
